Manager – Investment Promotion (Land Sales)

Key Duties and Responsibilities:

  • International Client Origination
  • Proactively identify, approach and develop potential international investors, developers and corporate clients for land sales within Port City Colombo.

  • Regional Market Focus (Track-based Execution)
  • Independently manage and develop one designated target market, with a focus on:

    • South Asia
    • Middle East
    • Southeast Asia

    Deeply engage the assigned market and build strong client access channels.

  • Client Engagement & Relationship Building
  • Initiate and maintain direct relationships with key decision-makers, including developers, investment institutions, family offices and corporates.

  • Sales Conversion & Deal Execution (Core Focus)
  • Drive the full sales process from initial outreach to deal closure, including land matching, proposal discussion and commercial negotiation.

  • Investment Pitch & Project Presentation
  • Conduct one-on-one presentations, investment pitches and support client visits to effectively communicate project value and opportunities.

  • Pipeline Development & Management
  • Build and manage a strong pipeline of potential investors and track progress to ensure continuous conversion opportunities.

  • Market Intelligence Feedback
  • Provide insights on investor preferences, capital trends and competitive developments within the assigned region.

  • Participation in Overseas Outreach Activities
  • Support and participate in targeted roadshows, investor meetings and industry events as required.

  • Compliance & Confidentiality
  • Ensure all client interactions and transactions comply with company policies and maintain strict confidentiality of sensitive information.

Qualifications and Requirements:

  • Education: Bachelor’s degree or above in Business, Marketing, Real Estate, Finance or related fields.
  • Relevant Experience
    • Minimum 5 years of experience in real estate sales, land sales or investment promotion
    • Proven experience in direct client engagement and deal conversion
    • Experience working with international clients is strongly preferred
  • Strong Regional Network (Critical Requirement)
  • Candidates must have established and actionable client connections in at least ONE of the following regions:

    • South Asia
    • Middle East
    • Southeast Asia
  • Independent Execution Ability
    • Self-driven and capable of working independently
    • Able to originate leads, manage client relationships and drive transactions without heavy reliance on internal support
  • Commercial & Communication Skills – Strong interpersonal, presentation and basic negotiation skills, with the ability to move opportunities toward closure.
  • Language – Fluent in English (spoken and written) is required.
  • Mobility – Willingness to travel internationally as required.
